The Yards introduces a low-density residential master community located within the City of Arabia, Dubai. Strategically positioned along the Sheikh Mohammed Bin Zayed Road corridor, this Mediterranean-inspired neighborhood emphasizes sustainable urban layout and long-term capital preservation.
The architectural master plan distributes low-rise residential pavilions across an expansive footprint, allocating 70% of the blueprint to public realms and green infrastructure. Premium residences offer open-plan spatial programming, featuring 33-foot ceiling heights, premium integrated appliances, and panoramic views of central lagoons.
Residents access private parklands, interactive water elements, and interconnected pedestrian boardwalks. The surrounding Dubailand district provides immediate connectivity to central business hubs and primary international travel gateways, combining a tranquil residential environment with strong investment fundamentals.

About Location
Dubailand is one of the largest districts in Dubai and was originally designed as an entertainment center, combining recreational projects and large residential areas. The initial development was launched back in 2003 by Tatweer, a subsidiary of Dubai Holding with the cost of the implementation estimated at AED 236.2 billion. According to the original plan, Dubailand was supposed to occupy an area of 2,992,367 095 sq. ft and include 45 main developments and 200 subsidiary projects.
The development of the area was heavily affected by the economic downturn with the development being suspended in 2008 and the construction only resuming in 2013.
